Real Estate Accountant

Title:     Real Estate Accountant                                                                                                

Reports To: Senior Accounting Manager – Properties                                     

Location:  Brighton

GENERAL SUMMARY

Preference - Mid- level candidate with 3-5 years’ experience with a similar position. Preferably a candidate who has recently been a Property Accountant or a Development Accountant within the Real Estate industry. 

ESSENTIAL JOB FUNCTIONS

Property Related

·         Reviews and analyzes general ledger balances and prepare journal entries.

·         Reviews monthly financial statements for accuracy, prepares monthly analytical review of account variances in support of monthly close process.

·         Reconciles all balance sheet accounts including bank accounts

·         Reviews all subsidiary reports and reconciles to the general ledger monthly, including a review of the rent roll and gross potential rent (“GPR”) for assigned portfolio.

·         Calculates and processes for payment the monthly management and accounting fees.

·         Prepare for processing the monthly mortgage, escrow payments and other recurring payables.

·         Reconcile Security deposit cash versus liability account

·         Prepare real estate taxes, utilities, and insurance for payment in a timely manner

·         Participate in the creation of annual property budgets.

·         Help prepare annual audit schedules and work with external auditors to complete audits.

·         Performs special projects and other duties as assigned.

 

Pre-Development and Construction Related

·         Assist in producing the monthly construction progress claim and development draw requests

·         Assemble and track monthly backup for cost certification

·         Execute and track purchase orders, work orders and contract change orders

·         Monitor job progress and potential overruns against purchase orders or budgets

·         Review all incoming invoices for accuracy, proper approvals, and coding

·         Help prepare cost certifications and work with external auditors to complete cost certifications in a timely manner.

·         Performs special projects and other duties as assigned.

 

PREPARATION, KNOWLEDGE, SKILLS AND ABILITIES

·         Related work experience of 3+ years; affordable housing accounting experience preferable, but not required.

·         Strong analytical and technical skills

·         Excellent Customer Service and Professionalism

·         Great organizational and attention to detail skills

·         Ability to communicate effectively, both verbally and in writing

·         Ability to take initiative and be self-motivated

·         Ability to multi task

·         Bachelor’s Degree in either Accounting or Finance. Proficiency with Windows based accounting applications, spreadsheets and word processing. Realpage preferable but not required.
