MAINTENANCE SUPERVISOR FOR SHILLMAN HOUSE
Jewish Community Housing for the Elderly is seeking candidates for the Shillman House Maintenance Supervisor (MS) opening. Reporting to the Executive Director of Shillman House (ED), the Maintenance Supervisor will be responsible for the operation and maintenance of the physical facilities of Shillman House ensuring that it is clean and safe at all times. The Maintenance Supervisor will supervise the maintenance mechanic, site representative, and the contractors working on the property, including the contracted cleaning staff.
The MS will participate in maintenance activities, conduct periodic inspections of the physical plant, mechanical systems, and grounds, and maintain maintenance records in compliance with JCHE standards and government regulations. The Supervisor will purchase and control the maintenance inventory in a manner that minimizes waste and prevents theft. The MS will oversee the security of the facility, including key control, security equipment maintenance, and parking lot usage. The MS will report on the status of the physical facilities to the ED, and make recommendations for resolving problems and providing improvements to the facility.
DUTIES AND RESPONSIBILITIES
The duties of the Maintenance Supervisor include, but
are not limited to:
1. Supervise the maintenance staff and contractors
in the facility to ensure that work is conducted to JCHE standards.
2. Set the standard for attendance, appearance and
demeanor for all maintenance staff and ensure continued compliance with the
standard.
3. Ensure that the maintenance staff is properly
trained and licensed.
4. Ensure that there is a staff person on site 24/7
able to address emergencies.
5. Conduct
routine inspections of the property according to JCHE standards.
6. Perform mechanical tasks and repairs or delegate
the tasks to the maintenance mechanic.
7. Prepare vacant units for re-rental in a timely
manner.
8. Participate in snow removal activities ensuring
that the walkways and lots are clear of ice and snow.
9. Prepare purchase orders for the ED’s
approval prior to committing funds that exceed the Supervisor’s
spending
authority.
10. Develop
specifications for hiring contractors.
11. Assist
the ED in preparing the annual budget and controlling costs.
12. Maintain
logs and records of maintenance activities in conformance with JCHE standards
and government
regulations.
13. Keep
maintenance areas clean and organized to JCHE standards.
14. Report
any accident, injury, or safety concerns to the ED and complete incident
reports when appropriate.
15. On
occasion, provide emergency coverage to this or other JCHE properties.
QUALIFICATIONS
A successful candidate will have:
1. Excellent interpersonal, communication, and
personnel management skills.
2. A minimum of three years of experience as a
superintendent in a residential building.
3. Knowledge of OSHA regulations.
4. Proficiency in the use of a computer in
record keeping, communicating, and reporting.
5. Knowledge of elevators and high rise buildings systems a must.
6. Knowledge of high efficiency boilers and
heating plants.
7. Basic knowledge of plumbing
,heating,HVAC,locksmithing and electrical systems.
8. Ability to learn photovoltaic system basic
operation.
9. Ability to learn co generation systems.
10. LEED certification desirable.

ASSISTANT DIRECTOR FOR SHILLMAN HOUSE
Jewish Community Housing for the Elderly (JCHE) is actively seeking candidates for the Shillman House Assistant Director (AD) opening. Reporting to the Executive Director (ED) of Shillman House, the AD will be responsible for processing resident-related documents, certifications, and fees as well as maintaining data bases with resident information. The AD will perform the resident cert/recertification processing for Section 8, Low Income Tax Credit, and other government subsidies. The AD will also assist the ED in the management of Shillman House. The AD will assist the ED in processing activities related to the marketing, finances, maintenance, programming, occupancy, resident relations, and resident services. The AD will perform routine functions of office management and reception.
DUTIES AND RESPONSIBILITIES
1. Process resident-related documentation for all
government subsidies.
2. Maintain the resident-related databases.
3. Process the move-in and move-out documentation of
residents.
4. Collect and process the monthly rent and fees of all
residents.
5. Oversee the Point of Service system for the dining and
housekeeping services.
6. Schedule housekeeping and laundry visits by universal
workers.
7. Maintain the parking permit data base and issue
parking stickers.
8. Process the weekly time sheets for the Executive
Director’s signature and submission.
9. Prepare memos to residents regarding building-wide
maintenance projects.
10.Perform reception duties of answering the phone and greeting
guests when there is no volunteer at the reception desk.
11. Maintain the inventory of office supplies.
12. Work as a team member with other Shillman House staff.
13. Undertake other tasks as assigned by the Executive
Director.
QUALIFICATIONS
1. Certification, or willingness to acquire certification, for processing
Sec. 8 and Low Income Housing Tax Credit subsidies.
2. Detail-oriented in completing tasks.
3. Excellent interpersonal and communication skills
4. Proven ability to work as a team member in a residential setting.
5.
Demonstrated capacity to respect and support older adults to live
independent and dignified lives regardless of physical capacity.
6. A minimum of three years in a position of property management of
residential communities.
7.
Knowledge and proficiency in computer programs, including but not
limited to Word, and Excel.

RESIDENT SERVICES COORDINATOR FOR SHILLMAN HOUSE
Jewish Community Housing for the Elderly (JCHE) is actively seeking candidates for the Shillman House Resident Services Coordinator (RSC) opening, reporting to the Executive Director (ED) of Shillman House. The RSC will be responsible for service management at Shillman House; development of contacts with service providers and agencies for resident referrals and ongoing service management responsibility; and education of residents on available services and monitors provision of services. He or she works in conjunction with other Resident Services staff members.
DUTIES AND RESPONSIBILITIES
- Educate, assist and advise residents and families of available services and resources both within JCHE and in the community.
- Coordinate community building programs and activities throughout the building, making use of all common area spaces.
- Coordinate and schedule the use of all common area spaces.
- Promote programs and activities for all residents.
- Coordinate wellness activities independently and in cooperation with the Director of Fitness and Wellness or designee.
- Assist residents in building formal and informal support networks among themselves and with community agencies.
- Work as a team member with the Executive Director and other staff in serving Shillman House residents.
- Follow up on resident situations as needed for supportive services.
- Facilitate meeting of needs when necessary, while promoting independence.
- Act as a liaison between community agencies, service providers, families, and residents.
- Assist resident or coordinate training of residents in understanding lease and tenancy obligations.
- Monitor the delivery of services to residents to ensure they are appropriate, timely, and satisfactory.
- Provide limited case management (i.e. evaluation of social, psychological, and physical need and the development of a service plan) for a resident when such is not being provided by any other agency.
- Report all suspected abuse situations to the appropriate agency.
- Advocate on behalf of residents for adequate, timely, and cost effective provision of services.
- Meet with service providers as needed.
- Assemble a directory of community services available to residents, family and staff.
- Identify residents who need assistance.
- Document significant contacts with residents, service provides, and families.
- Maintain confidential files on residents.
- Pursue avenues for additional services through private, local, state, and federal sources.
- Other duties as assigned.
PERSONAL SKILLS AND ABILITIES
1. Masters
or Baccalaureate Degree, with concentration in Social Work, Gerontology,
Psychology, or other related fields.
2. Training
and a working knowledge of community services in the area, especially those
provided to the elderly and disabled.
3. Awareness
of Federal and State entitlements programs.
4. Excellent verbal and written
communication skills.
5.
Good
interpersonal skills with the ability to work will with older adults of all ages, with all
levels of housing and community agency staff.
6.
Good organizational skills, involving the ability to manage
time effectively, work independently.
7. Must have good problem solving skills.
8. Collaborative style and good team
work skills.
9.
Must be appropriate
in professional dress and demeanor.

VAN DRIVER
Jewish Community Housing for the Elderly (JCHE) is actively seeking candidates for a full-time Van Driver. Excellent driving record, good interpersonal skills, ability to work with elders, and experience in driving large vehicles required. Must be able to lift or handle packages at least 30 lbs in weight. Position is hourly, 40 hours per week, Monday through Friday, 8:00 am to 5:00 pm.
